The website provides analysis and visualisations derived from publicly available Irish government datasets covering property transactions, rental markets, energy efficiency, mortgage lending, planning permissions and related data.

The data, analyses, calculators, scores and reports on this website are provided for general informational purposes only. They reflect historical data and statistical models — not personalised assessments of your individual financial situation.

3. Data Accuracy and Limitations

Data on this website is sourced from publicly available Irish government datasets including:

• Property Price Register (PSRA / Revenue.ie) — sales transaction data
• Residential Tenancies Board (RTB) / ESRI Rent Index — rental market data
• Sustainable Energy Authority of Ireland (SEAI) — BER energy ratings
• Central Statistics Office (CSO PxStat) — planning, completions, population, vacancy, crime
• Banking & Payments Federation Ireland (BPFI) — mortgage statistics
• IDA Ireland — foreign direct investment data
• European Central Bank (ECB) — interest rate data

While we process these datasets with care, we cannot guarantee the accuracy, completeness or currency of any information on this website. Known limitations include:

• Property Price Register figures are based on stamp duty declarations and may not reflect exact market values
• New build prices in the PPR are VAT-exclusive at source — we apply a 13.5% VAT adjustment but this is approximate
• Rental yield figures are gross estimates based on county-level averages; actual net yields will vary significantly by property, location and tax position
• Investment opportunity scores are relative rankings within Ireland's 26 counties and do not represent absolute investment quality
• Population data is from the CSO 2022 Census and may not reflect current populations
• Bank mortgage rates and ECB data may be updated less frequently than market changes — always verify current rates directly with lenders
• Some counties have limited rental data, which reduces the reliability of yield calculations for those areas

Data is refreshed on a weekly basis (full pipeline) and daily (JSON regeneration). Despite this, there may be periods where data is stale or incomplete.

This website and all its content are provided on an "as is" and "as available" basis, without warranty of any kind, whether express or implied. To the fullest extent permitted by Irish law, we disclaim all warranties including implied warranties of merchantability, fitness for a particular purpose and non-infringement.

Our original work — including the website design, data processing methodology, analytical models, visualisations and written commentary — is the intellectual property of Fan Yang. You may:
